Transitional Housing Project at Good Homes, To Kwa Wan Road
Location and Environment
“Good Homes”, a project that highlights the concept of “co-housing, co-managing and co-living”, seeks to foster a friendly neighbourhood culture while alleviating housing difficulties faced by the public. Tenants’ monthly gatherings and bread-sharing activities have been organised. Other activities to be launched include Chinese dessert nights, small workshops, points-awarding volunteer scheme, good-will visits etc. The aim is to build a close-knit community in which neighbours can help one another with their own skills and talents. For example, social workers invited two young people to provide private tutorial lessons to the children of the tenants. Each tutorial session was held at the home of a different family so that children and parents of these families could know one another better by visiting each other’s place and hence build a closer network. The young tutors would then join the families for meals prepared for them by the families free of charge, which was also a good opportunity for sharing. This is to accentuate the idea that the grassroots are not merely help receivers but also contributors.

Details of Units |
- Fixed term tenancy for the first year; flexible tenancy for the second year (two months’ prior notice is required for termination of tenancy)
- Upon intake, tenants are required to pay one month’s rent as deposit and also the rent for the month of intake.
- The maximum rent for each household is equivalent to the maximum rent allowance appropriate to the number of members in the household as fixed under the Comprehensive Social Security Assistance (CSSA) Scheme.
- The rent for each household shall not exceed 25% of the household income.
- Utility charges shall be settled according to the meter readings and the respective shares payable by co-living tenants shall be determined through mutual agreement among themselves.
- Units are rented for a maximum tenancy term of 2 years (terminating on end of March 2020).

Eligibility Criteria |
- Families or individuals living in subdivided units and having waited for public rental housing (PRH) for 3 years or above, e.g. single-parent families, new immigrants etc.; or
- Families or individuals who are in urgent need of housing or inadequately housed, e.g. living in sub-standard housing or housing for non-domestic purposes
- Elderly new immigrants who have waited for PRH for less than 3 years and young people with housing needs (A quota of up to 20% of the units are reserved for this group)
- Those who have a full-time job or have applied for CSSA
- People who agree with the concept of co-housing and co-living, are open to mutual learning, have the ability to exercise empathy and self-care and are able to live independently
- Applicants must meet the requirements on monthly income and net asset limits for PRH applications.
