Description of Project The operating organisation arranges various activities, holds regular meeting groups for tenants and works with other local community groups to encourage tenants to integrate with the community, develop their potentials, establish a harmonious relationship and support network among themselves and thus serve the community.
Details of Units
  • Monthly rent: Tenants are required to pay rent to SoCO on the first day of each calendar month during the tenancy period. Rent payable by recipients of Comprehensive Social Security Assistance (CSSA) is calculated based on the latest adjusted rent allowance (appropriate to the number of members in the household) announced by the Social Welfare Department.
  • Charges on water, electricity and other public utilities: Separate meters are installed for each household. Tenants are required to settle the bills to HK Electric, Towngas and the Water Supplies Department by themselves. Utility charges for the communal area are calculated by SoCO and collected together with the monthly rent.
  • Maintenance and management fees: Each household is required to pay a maintenance deposit of HK$200 to SoCO on a monthly basis to subsidise maintenance expenses and replacement of consumables. Upon termination of the tenancy, unused balances shall be refunded in full.
  • Tenancy period: 2 years tentatively, with fixed-term tenancy for the first year. No early termination shall be allowed.
  • During the tenancy period, tenants of Joy To Gather are not allowed to add family members to or change the family composition of their household without prior approval. Where such addition or change is deemed necessary under special circumstances, tenants must submit an application to the project social worker. Without prior approval, tenants must not arrange for anyone not included in the tenancy agreement to move in.
  • Tenants must observe the rules on using shared spaces and facilities, as well as the co-living rules.

  • Families or individuals who have waited for public rental housing for 3 years or above
  • Those who are inadequately housed, e.g. living in subdivided units and cubicle apartments
  • Grassroots with special housing needs
